Cobblers Run Residential Subdivision - Figtree, NSW

Branch Creek Estate is a 7 lot residential subdivision in Figtree, NSW. The site was vacant land, and was purchased
by our client for the purposes of developing the land commensurate with its zoning. Our client engaged Rienco Consulting to prepare a suitably detailed flood study that addressed the requirements of Wollongong City Council’s
(WCC’s) DCP Chapter E13.

Rienco developed hydrologic (WBNM) and hydraulic (TUFLOW) models to quantify design flood behaviour at the site. The DA assessment process was drawn out and complex, as we had to overcome some very difficult interpretations of flood-related LEP and DCP clauses. A key Council concern was the delineation of a ‘floodway’, which was made difficult given the lack of industry consistency in defining such areas of the floodplain.

Nonetheless, the DA was approved and the subdivision is now constructed, and being developed by the purchasers of each
lot.
